Avoid the Risk Without Scaring Off the Sellers

When you’re competing with other buyers in multiple offers, you need to strongly consider the type of inspection you’re including with your offer.

The other buyers that you’re competing with may be offering no inspection or limited inspections. And of course, you want the sellers to accept your offer over theirs, but you don’t want to skip the inspection and take the risk that there’s a major issue with the house.

In this case, it’s best to offer an As-Is Inspection. This gives you the right to terminate the contract if a professional home inspector finds any major issues, but it reassures the sellers that you’re not going to request any minor repairs.
